Who owns it now
Robert Berry — the son. Both original owners have died: his mother Marilyn Joyce Fortson Berry in Nov 2013 (age 82), and her obituary names three surviving children (Robert, Suzanne, Richard) with no surviving spouse — so his father, Robert B. Berry, predeceased her. 314 Ski Way is now an estate/inherited rental the children hold in trust, with Robert as the operating owner behind the scenes.
The family is Palo Alto / Silicon Valley (Marilyn had a recruiting career there); they long split time between Incline Village and Palm Springs.
Practical implications
- Inherited unit, decades-low cost basis, family trust = stable, low-pressure landlord. Consistent with the easy $5,700 rent and the no-fight holdover fix — an estate rental is usually run for steady income, not maximized rent.
- Because it’s estate-held with the original owners gone, an eventual sale is plausible (heirs often liquidate). If we end up loving the place, keeping the relationship warm could earn a first look before it lists.
- All day-to-day communication goes through IPM / Kenneth Richards, not Robert directly.
